Texting with Holly.
Holly is the AI text assistant for your property manager. This page explains how the text program works, how you joined, and how to leave.
Who Holly is
Holly is an AI assistant operated by your property manager. When you text Holly’s number, you’re reaching the property manager’s shared SMS line. Holly answers routine questions on the property manager’s behalf and hands the conversation to a real person when something needs human judgment.
Every reply that comes from the AI identifies itself as “Holly.” If a real property manager replies, the message will be from them directly.
How you were enrolled
Your property manager added you to the Holly SMS program after you gave verbal consent during your tenancy onboarding (lease signing, move-in walkthrough, or follow-up). You were told the texting service exists, what it’s for, and that you could opt out at any time. The first message Holly sends asks you to confirm by replying YES; you only start receiving messages from the program after you do.
If you don’t remember being told about the SMS program, or you’d like a record of your enrollment, ask your property manager.
What you’ll receive
- Replies to questions you send (maintenance, building rules, local resources, etc.)
- Reminders scheduled by your property manager (e.g., rent reminders, pest control notices)
- Building-wide announcements from your property manager
- Emergency-relevant follow-ups when something urgent comes up
Message frequency varies. Most tenants receive up to 30 messages per month. Message and data rates may apply per your mobile carrier’s plan.
How to opt out
Reply STOP at any time to stop receiving texts. We will send one final confirmation that you’ve been opted out, and then nothing else. You can rejoin later by replying START.
Opting out of texts doesn’t change anything about your tenancy. Your property manager will still reach you through whatever other channel you prefer (phone, email, in person).
How to get help
Reply HELP to receive a short message identifying the program and how to opt out. For anything else, text your property manager directly through the same number — Holly will route it to them if it needs human attention.
How we handle your messages
The SMS line is operated jointly by your property manager and Holly Labs (the company that builds the assistant). Your messages are stored so the property manager can keep context across conversations, and so the AI can refer back to what was said earlier in the same thread.
Holly does not see other tenants’ messages when replying to you. We don’t sell tenant data to third parties or use it for advertising. SMS delivery is handled by Twilio under their A2P 10DLC program.

Carrier and compliance
Holly’s SMS program is registered with US wireless carriers under the A2P 10DLC framework. We honor STOP, START, and HELP keywords as required by carrier rules. We will not send marketing messages, sweepstakes, or messages unrelated to your tenancy.
If something looks wrong with your SMS service — duplicate messages, delivery failures, or anything that feels off — let your property manager know and we’ll investigate.
